Why Buy in Summit County?

As we approach total build out here is Summit County we have seen home prices rise and buck the national trend. As of the 1st quarter of 2007 we were still showing double digit appreciation in our area. It’s is an exciting time to own property in our county. We have been undervalued for so long compared to Aspen and Vail most locals knew it was only a matter of time. We have four nationally recognized ski resorts, two large lakes and several rivers and some of the best views in the country. Many of the other vacation and ski areas in the country don’t have all of the amenities summit county has to offer.

The primary reason real estate prices are rising so quickly involves rapidly disappearing vacant land. He predicts that within four to six years, Summit County won’t have any vacant land. As a result, lot prices keep increasing. On the low end, lots cost a bit below $200,000, but there’s not many that cost less than $300,000. Other parcels are easily $500,000. When the land’s price should cost approximately 25 percent of the home’s value, developers must build million-dollar-plus houses.

Soon real estate trends will parallel what’s happening in Vail and Aspen, where people are buying older houses and tearing them down to build larger ones. When asked if Summit County is headed toward outrageous Aspen and Vail real estate prices, said, “we’re chasing it fast.”

The common denominator is people want to buy a family magnet — a place where their family will want to come. It’s better to have a four- to five-bedroom home here than a little condo in Vail or Aspen.
